    I feel its unfair to devellop the Intranet and "try to charge 17%, no way, 15 is enough....

    Le Balcon des Jasses , isn't that the preferred program that allows your listing to go higher on the list of search results? 

    I may be mistaken but... I believe that's optional.

    Dear Lu Madrid. 

    Yes it is, Im always follow Booking.com and try to join the program optimal to get the most out of it, (I beed with Booking.com many years) and I like the people to give us new idea, new look, new way to work as a partner with Booking.com.

    BUT, 15% payment is a big amount, and for this 15% we should have all the news, all the best, all the improvement for our clients, and this will give Booking.com the optimale profit in return.

    I will Join the new preferred program, but only on the 15% we pay now.

    I like to hear from others if agree, or disagree.

    Le Balcon des Jasses  The thing is that we did not understand your complaint in the beginning. The commission they usually take as a normal partner in Spain is already 15%!!! No preferred program... 

    @booking Is there any reason why there's this difference among countries? In our opinion, 15% is also high enough as well... And, of course, we'd love to join the preferred program, but why is it that we should pay more than other properties around the world?

    Good morning

    Had a wonderful request - a Romantic Picnic - which got all the creative juices going. So we designed a Romantic Meander.....1stop.....Under the Pergola.....Pink Lemonade and Chocolates....2nd stop by the pond.....Cranberry Juice and Chocolate Marshmellows.......3rd stop deep in the forest......picnic tables and a rest in a hammock......what fun

    I believe the 15% Commission is the same all over the world, I ask if any get a discount, even big Hotels, but the answer is no.

    What I complain about is, If Booking.com make anything better for us (partner) its from our commission its running well, and we as a partner should be able to get our peace of the cake and prifit from that./ If I improve my property, and I do------- than I do not ask Booking.com for a discount, I pay, and I pay commission, (2018 over 5000€) it's a lot of work, and big money for "only 3 apartments.

    Share the Preferred program with everybody, there make more than 7 in rating, and be fair, Im fair to Booking.com

    That's my point, but I'm happy if anybody out there have anything to say.

    15% is very high also in Greece and 20% for PPP. Take it or leave it. The option is ours. It’s up to us to try and get the best we can benefit from this partnership.
    Life is to short for too many worries. So it’s Christmas let’s cheer up over a Moët & Chandon Dom Perignon ....

    Good Morning: My wife and I own, operate and live in a 5-room historic home in North Mississippi that we operate as a luxury bed and breakfast. Built in 1904, our house presents as an old-style, "Southern Living"-worthy, estate but with modern amenities. I'm curious about the experience of other properties that fit the "mansion B&B" model in the world of "travel mega-search" engines like booking.com. I believe that we don't fir or work well in this format and that, in fact, we can be damaged by the various limitations these sites impose on our business model. Before I elaborate, I am asking other owners to generally weigh in on this topic. I also think, in general terms, the American B&B is a very different animal from the European and International concept and this also hurts us in this market.

    Hello everyone out there, my name is Dave Wampach owner of Haka Hana B&B in Port Elizabeth, Eastern Cape, South Africa and have been running our establishment for past year and have mixed feelings on whether these various booking agents handle our establishments to our best interest. A question I have for you fine people is have you ever experienced reductions in your set rates and also to your cancellation or other policies with B.com that you know were not implemented by yourself?

    When raising a query is it resolved in a manner which is acceptable or just brushed under the table?

    When setting up rates all costs to operate must be identified per room/per night/per person and then a profit margin must be added. That is the figure needed to make the establishment viable.

    Now we bring in the additional costs 1% Tourism Levy + 15% Commission then 15% Value Added Tax a total of 31%, but wait 15% commission is taken prior to VAT so in actual fact one is not paying only 15% commission and end result is your rate to operate is not what you calculated?

    Now when discounts or reductions in rates is experienced this can actually put your earning into losses especially when visitors only book in for one night which calls for all linen and toweling to be laundered and rooms completely spring cleaned for next guest.(Keep up your standards here).

    So when you look at the rates being charged remember to take off the overheads being commission, levies and Taxes.

    Hello Dave W. Brief observation: The B&B market is very difficult in this market. Most of us are under 8 rooms and do not have the same "volume margin" that the cookie cutter drive-by hotels do. Yet we are lumped in with them in all searches. Therefore, to even show up on a search parameter, we have to make our rules on cancellations and our rates correspond to their guidelines. This is particularly tough on cancellations. The fact is these sites deprive us of all direct bookings and make our margins get even slimmer.

    Hello Dave.....................Yes!! I personally reduce or increase the rates based on vacancy and the seasons of the year.....and Yes we also have extra taxes and things we have to take into consideration BUT I gear my prices on my own property ( not so much the other property prices in the area) because  the property is so so different to many others on the tourist strip of Surfers Paradise).we ONLY take a minimum of 2 nights otherwise as I agree the laundry and cleaning costs are prohibitive..

    BDC have NEVER reduced or changed my policies without my permission..I am the ONLY one to change any information. Yes ..they do come out with emails asking me to do a lower discount for Genius or other nationalities ( such as Chinese ) but I don't.  Hope that helps....................Michael.

    Hi Thomas..............Sounds fabulous...When I lived in Wales UK..I had an older listed property dating back to 1826 and we rented it out to short term accommodation in those days when BDC did not exist, we used the local paper and word of mouth most of the time (haha)......but to answer your question I think short term booking agencies like BDC are good for most of us BUT maybe with yours , you may have to use BDC or another short term booking agency who specialize in older listed properties....In Australia we have hundreds of older farm style accommodation and listed properties in the city (Sydney) which is very successful with BDC..............good luck and welcome to the Forum.

    G'Day Michael:

    I actually think that three needs to be completely distinct "B&BBooking.com" for our properties which is modified to create value for both the guest and the property owner. BDC is a creature of the chain travel industry and by charging 15% the chains  consider it their advertising budget. The reason you see several hotel chains grouping up and trying to drive bookings directly to a select group is to get around BDC's 15%.

    All this is way over our needs as small, independent properties. It has the effect of screwing us because (1) BDC has to put us in a "comparison" group for it's pricing scheme after a traveler searches in a geographic and price range. Thus,we are forced into price wars so we can get seen at all.

    Then there are cancellation policies. If is very hard for us to absorb a cancellation 2 days in advance.but we lose many reservations to customers who don't want an inflexible reservation. The chains offer cancellations often even the same day and no more than 24 hours in advance. That does not work for a B&B both on style and substance.

    Therefore, I am asking our "moderator" if she ever "moderates" to contact me directly to see if this is a concept that BDC might want to explore.

    Hi Thomas.............some very good points.!!

     

    For us, I dont mind the 15% too much (I would prefer 10% but you right they are a giant chain and we get very good business from them, so I dont have to invest in my own web page/design/cost/ect

    With our property we  get the initial 30% deposit immediately upon the booking (through our own credit card machine , that is 30% of the total amount)

    We also charge the guest the balance of the total amount 1/5 days before they arrive, so when they arrive the amount is already paid.

    We have a cancellation policy of 7 days before arrival and to be quite honest have ONLY had 4/5 over the last 4 years....and we are in the Tourist strip of Surfers Paradise so normally (?) get an immediate booking, so for us ...not that many problems and we ONLY USE BDC for the guest booking, we do the rest.

     

    If I were you , chase up further with BDC  BUT , you are right we are very small fish in a GIANT ocean of B and Bs for them....Michael.

    Thanks for the feedback. IF we were to put together the architecture of "B&B and Historic Properties" booking site that used the BDC model but was designed to harness the unique and very impressive assets of the B&B market -- so distinct, unique and desirable to an entirely different market than the standard big chain motel market as well as the "my grandmother's attic" scheme of AirBnB - would you e interested in participating? I am putting together a marketing package to approach all of the booking sites to see who has the best deal, I am particularly optimistic about TripAdvisor.
