Thanks to patners

Thanks to all my patners ,who assisted me,when i was getting mad because my calendar for the rest of the year was closed and i did not know what to do.Thanks to Adam and the others.Well i did call a representative in the United States,it was easy,because she speaks English,but at the end of the day i had to sit and do all for myself,she was of no help,in this world of today if u are too foolish,crapaud smoke your pipe,like we would say,

on the other hand ,i would like to try out booking.com,receiving money on my behalf,i figure that might curb all those cancellations,somebody talk to me..........

if it does not,prove successful,i will change.........

Alitha thats why this forum is for. All partners are very kind and willing to help one another.

Booking.com facilitates my payments but cancellations are cancellations. Has nothing to do with payments.

Your Cancellation and Prepayments have to be changed in order to minimize your cancellations. Our friend Michael has advised us that having 30% as Prepayment Policy works for him very well.

In the search by topic of keyword above you can find valuable information. So start your searching and hope you find what suits you best.

Alitha, it is super nice of you to say thank you as normally we have people here who just cry out and then even blame for help. May you be very successful in business and life!

Open your calendar to the maximum, as far as you can afford. That way you will be in search higher than competitors.

As for payments by Booking, you can't do anything until the certain time will pass (at least 3 months, but Booking is not saying exact dates). Only then you will receive the automatic message in your Extranet that you are invited to switch the payments from cash to credit cards. You can do that without any help of an agent.

Till then, set some details you require from the guest like his telephone number and address. If you see the number, address and name are fake, immediately open additional room. That way you will not go without booking because support doesn't cancel fake bookings. Alternatively advertise on Airbnb, Facebook, whatever works in your country. It is also very helpful in order to collect some cash fast, because Payments by Booking mean that you will receive your money in 45 days or even more.

Katerinka12 there has been a little change in payments by booking.com. This is the message I received.
Dear Partner,

We hope that you’ve found using Payments by Booking.com useful for your property. We wanted to let you know that from 1 June 2019, we’re going to introduce a small charge of 1.4%. The purpose of this charge is only to cover the cost of processing the various payment methods that we offer.


New: Receive payments four times a month
We’re also giving you the option to get paid faster for all your future reservations. You’ll be able to increase your payment frequency to four times a month, instead of once a month. Simply visit the ‘Getting paid’ page in your extranet to activate this feature.
Another commission!!!

i did not get such a message either,our message is coming ,i think,no worries.That would be nice as most of the guests does do like is first time,they hearing about payment.Whilst i treat them as if is my aunt or sister that come to visit me,but all the same i need the monies,lol,that is thats going to keep the business in existence.So if they pay in advance,i do not have the worries

This to me seems to need a bit more clarifications and information? And then it does not come from Booking.com so what is the validity? It is nice to help one another and we certainly like that. I don't know how to put it a bit nicer and simpler too and not spend too much time? M Adamopoulou I do not know how you post so much and still run the business? Are you compensated in any way from Booking.com? better listing publications?

I am a retired grandmother. My husband and I live in a beautiful small village 55 klm away from Athens and have only one Studio. We used to work so many hours that finally after 40 years of hard work we have plenty of time to just sit around and relax. We enjoy having friends and relatives and my little granddaughter on weekends. No better listing publications...no better bookings...only cancellations...only acquainted with nice and helpful partners from all over the world with different cultures and amazing experiences to share with us...

When BDC informed me about the extra commission I send them a message request regarding the extra %. I enclose their answer with their definition.
“Dear Partner,

Thanks for getting in touch with us.

I would like to inform you that the fee we are charging for payments by bookings is between 1.10 % and 1.9% depending on the country of origin.”

Yes, Payments by Booking. Ever since they were started, I had so much stress relieved. No more no shows without cancelations and other hassle trying to get in touch with unresponsive guest, reporting those no shows (majority!), dealing with super economical people that don't want to pay cleaning fees and taxes (standard in my country).

There are some minuses as well, like being waiting for a long time for payment and being worried that Booking delays the payment again. But in comparison to cash payments Payments by Booking is paradise.

Captain, no one pays us and yes, it takes time but I pay my staff and I am very fast in writing. It takes seconds for me to write a very long post and I am called "prolific writer" ?

I love to help people and it returns to me in hundreds, if not in thousands of amazing, magical ways.

I have not only learned a lot, but Improved my Income by implementing advices of Thuild, Fluff, Michael, Joey, Maria, Eugenia, Pamela and Sarah (sorry, if I forgot to mention some great hosts).

Also I learnt one important thing - love and being gready do not come hand in hand. If you are greedy and don't love people, period, you can't be a host ("you" means anyone). Some posts here serve as entertainment :)

As for the tricks, we can always learn and improve. And eventually it will make your income higher. There are cheap and even free ways to improve that will help you to stand out better in search and increase your price and performance. I will discuss this in separate topic as I am preparing my unit for photoshoot.

Katerinka12 maybe BDC makes some exceptions in charging extra commission. Wish you are excluded from extra commission.

If your invoice has BDC's own payment slip attached that is the easiest to pay at the bank. You can use a generic slip as well but be sure to include ALL the correct information so that BDC clearly see the amount as credited to your account. A missed payment can be very tiresome to track down, for both parties.

I had to look up Zelle, doesn't that require sender and recipient to be members?

Good evening "M" and Katerinka.......Absolutely love the comments and PUT ME ON THE LIST to meet you two......it has been a while since I have been writing as EVERYTHING is Brilliant and NO Problemas at all !!!..Almost 100 10,s in a row ..not many to go..we are bloody busy busy and its Winter !!!!........bring it on !!!! ( we have been getting a lot of personnel bookings through worde of mouth and return guests.) We have stopped with Airbnb and Stayz..as Booking.com is Brilliant.

We were in Sydney last week with our 2 granddaughters and in 2 weeks we go to Melbourne with the other 3 ..WOW !! This Grandfather stuff is Damn HARD work BUT Wonderful.....hahaha .We have had a few cancellations lately (unusual) but almost immediately re-booked by another guest.....good stuff !!!

Dear All,

Can anyone give me guidelines on where to see reasons for cancellations.

I have just been away on a sudden trip for 3 weeks - in that period I had not been active and have definitely seen a decrease in my bookings and had a few cancellations. There is never any explanations given and I would think it would be useful to see reasons for cancellations.

I've never seen any reason given by BDC for a customer cancellation unless the ex-guests have been in contact directly to inform me.

I guess it wouldn't help much anyway as most would hype up a reason for the sake of free cancelation.

e.g. real reason, had booked several hotels for the same stay and finally chose one.......given reason, family tragedy.

WOW some great comments and ideas and feedback here. Fluff - we always try to get honest and sincere communications but that seems to be penalized often in the real world and then PUSHING THE ENVELOPES seems to be a better way to do things lately, taking a more short term approach but I am an old guy and labeled "suspicious" and I can be.......let the buyer beware is often a cliche that comes to mind? So will keep this short - and then COMMUNITY versus one on one and WHEN is always an issue for me? There was mention of a channel manager that dragged me through the whole thread and THAT IS REALLY what we need, tried one and it was MORE WORK and ISSUES than HELPING or so it seemed? But being small maybe leaned towards too small a company and they are still growing and developing and do not have the resources or to produce.

Dear Pat I can feel your distress...I also have more cancellations than reservations. I have said in many posts. It’s really frustrating as I cannot organize my life and time probably. Unfortunately I think it’s the system that allows guests to make many reservations and whenever they please before having any penalties to choose the reservation that best suits them. Even Michael that had never had any problems with cancellations stated that he had some lately!!!
Michael I think cancellations must be your top question in the click.... Hope you can bring us some good news.

Yes !!!..agree..we have had more cancellations in the past 6 months than ever before..I believe even with my Pricing /Cancelation Policy of 30% deposit and 14 days cancelation notice..it still happens...we are so lucky that we are in a prime location and the cancelation (although a PAIN) does not really effect us that much as we get more new bookings BUT I can completely understand the problem..It is part of the Booking.com Image and Promotion.....they publicize and promote you can book/dont pay and cancel whenever !!!! ..(we have also done the same thing when we went to Argentina...We booked a few hotels,through booking.com, (NEVER paid a deposit??) and then cancelled because we changed travel dates and things...not good BUt that is their Policy and the Hotels/Accommodation places except it)..I STILL say getting a 30 % deposit and 14 days cancelation policy works so so well for us..Yes !! we get some cancellations but not that many and I think it is due to the Policy I stick too......Hope that helps everyone...Take care and all the best.Michael.

hahahahah..last year we had a Lady who booked then cancelled before the 14 days....the reason Mum died!!!...Guess what three months later she booked again, then cancelled....and the reason what Mum died (again) a complete and utter Liar !!!.I sent her a message saying your Mum died twice (haha) no answer of course..Just have to keep smiling...I am off another meet and greet..talk soon.
