Feeling uneasy
I am new to bookings.com - I had a gentleman book my house for two people, but 6 arrived tonight. The house is in very close proximity to other people and feel uneasy about the guests. How do I treat this and what do I do if they distort my place?
Hi Erica. Did you allow them to check in? Are they inside your property? For how many nights? How many people are allowed in your property and on what conditions as per your Listing?
Hi Katerinka, yes they are checked in. I don't live on the property, my mother handles the check in's for me. The house has 4 bedrooms with 4 beds but is separated in two parts. I assumed they only wanted the upstairs which accommodates two people.
As I said I am new to this (went live yesterday) - I am updating all the conditions as we speak.

This has happened to me many many times with BDC. Like 70% of the time it happens.They don't care to put the right number of guests.
What seems to work is to send them an email about 3-4 days before and say "I want to confirm your time of arrival and the number of guests so we can prepare the beds". If they are international guests then use google translate and write it in their language because otherwise it's very likely they won't pay attention to it. Also don't send the email too soon or they won't care.
If you want to avoid this situation from happening then have a different pricing for different number of beds. If more come than booked then when they arrive ask for the extra money right there before they check in. And if they raise any objections tell the to check with booking.com because your listing explains it clearly.
This happens to me all the times. As SaKats said the best thing to do is to send a message to guests requesting them to clarify the number of guest in order to prepare their stay.
