Who is your ideal guest?

 Mine is younger group that have come  for a 2-4 stay day.

They are usually self-contained, eazy going and friendly.They have no time to look for something to be wrong with the place. They do not ask a lot of questions. They do not care about exact measurement of pillow cases, lists of TV channels. They can google their own way through town and attractions. They are flexible and do not come in with a set of expectations other than to be able to have a good time in my place.

Good manners and positive attitude can have both guests whether they are bikers with leather jackets, tattoo's, long hair, long beards or nice dressed ones with very expensive suits and have mercedes, BMW cars etc.

Our life is a reflection of our attitude. Whether guests have nice manners or not, one of the best things we can offer them is our positive attitude making both parties happier....

My ideal guest doesn't make a lot of rubbish and doesn't leave a lot of rubbish too.

Some do collect and seem to dump it here, thinking we'll deal with it, being a farm. We are speaking more than one rubbish bag here, big ones.

That is not what we like!

We have big rubbish bins at the gate, and people can use that, but sparingly,please.

Ideal guests are a blessing. Culture and education helps people in having good manners. Sometimes guests feel they are in holidays and can do whatever they please. The first thing I tell my guests when they arrive at my property is that this is my home and please respect it as yours. Thankfully until now I have no problems. Even guests with 7 dogs behaved beyond my expectations. They were from Finland and very responsible people.

Hope all my future guests are responsible and happy people.

- independant
- respectful
- humble
- doesn't want to interact / socialize with host

Socializing with guests (even for fun) is tiring for me. I love my peace and space because I lack of it.

Oh I know exactly what you mean pibo and agree, but the socialising does I'm afraid tend to "come with the job" and can be great fun. The trick being how to dis-engage when you want to eh?

It does for most hosts/properties.

It was fun in the beginning, but now after +15years it is not fun anymore..
I rarely engage with guests and I don't encourage them into engaging. A lot of guest I didn't meet or see before their check-out time :) Made my property "feel like at home", selfservice bar, self check-in, self register... That's basicly my trick and it works well, overall score still 9,3 (550 reviews), staff rated 9,0.

That's a short time solution.. I have bigger plans for the future to run my busines more properly as we do now. :)

+15 years is too much. No wonder you dont want to be engaged with your guests. Since your overall score is excellent, of course you have found your way of making yourself and your guests happy....

As ever different people, different approach... we are heading for 30 years running our B&B - and I still enjoy socialising with the guests. Always try to meet them as they come in to check how their day has gone etc etc

Different people, different approach - you're right. Your way is the right way that's for sure. It's part of the business and most important important.
The problem is that I can't be all (owner, receptionist, waiter, cook, project planner, accountat, investor at the same time). My property accepts cca 50 guests. And has a potential to accept 50 more. It's different if I would be renting an apartment or two. When older with more free time and with less responsabilities I see myself being more sociable with guests. If not me, then my employees will have to be. ;)

Your future plans sound good Marco!

I love interacting with my guests.

And it doesn't have to take up your whole day too.

Tricky thing is, you don't know when they arrive, and if you don't live at the premises than it costs a lot of extra time.

I don't sit on the lap of my guests, they like their freedom and independence, but connecting at the beginning is a real important part.

They often have questions or requests and therefore it's good we, me or husband is here.

Our area is quite new on the map, and there are not hundreds of other people to ask questions to.

I really love my job and love people, so it's a good match.

I am curious to see what your new style will be Marco. Wishing you lots of success with all the planning.

An available broom, a dustpan, a mop and some cleaning products might help??? Well sometimes my guests use them, most of the times they don’t!!!

Many of my guests leave everything clean, but some........

I also have an electric vacuum cleaner, a mini one , charging on the wall. That is a handy thing to use. And often have to empty it, which is good.

I also have a vacuum cleaner handy for my guests. Even though they leave the Studio clean and tidy, once they leave the whole Studio is cleaned up from top to bottom...

Yeah, I know, it is the best selling point.

Vacuuming, dusting, wet cleaning the whole lot. Ah well. Getting used to it now, and quickly becomes routine.

We have fly-season now and must be extra careful using my "magnifying look" to spot these droppings and also catch spiders. Grrrrrr spiders! Yes, also in New Zealand.

Being organically oriented, not using sprays, I must be extra active with the vacuum cleaner.

And having the native forest next door doesn't help either.

I can't guarantee there will never be a single spider or fly inside, but I do my best to prevent.

Katerinka, self cleaning is too risky. Must have a maid. :)
Although I have in my policy:
Final cleaning 50,00€ (optional). Meaning if the guest has used the kitchen and they didn't leave a big mess, the cleaning fee won't be charged. It's quite effective, most people do tidy up before check-out. :)

Dear Aaltje B try white vinegar. After cleaning spray some vinegar outside in corners. It helps. Don’t over do it because if you have marbles it will stain them. I have spiders also, we are in the country after all...

Although I have net doors spiders, flies and all kind of small insects get inside. White vinegar also when mopping.
Vinegar vinegar against harsh sprays and detergent...
Spring is almost here so are beautiful insects...

I have been thinking about how possible is to create a low cost model, where guests do understand that they pay lower price, but cleaning is on them and maintaining cleanliness during stay is a must. Or else bad review will follow, it's possible on Airbnb. This is a sort od idea "for the future". Self check-in became so popular, why not self cleaning for a low price Combined with community support.

I have experienced few guests, who have been so thankful for the lower price, that cleaned apartment well and helped to fix sime things (cleaned vacuum cleaner, changed broken door lock, bought a new shower curtain). Needless to say they came from Airbnb. I, however, never asked for any help, so intention came from them.

Final cleaning is good idea and preventive measure against total mess up. How did you exactly implement that?

I have a wide range of guests at my guesthouse in South Cumbria, from families over the weekend to contractors during the week. I also enjoy having children’s theatre groups staying during the week. I agree with previous comments that the best guests the ones that pay ;) but of course as I go via booking.com I don’t have to worry about that.

I enjoy seeing the reactions of those guests who love their work or are on holiday. My favourite thing is to book in guests in person and see their reaction as they walk into my guesthouse saying ‘wow, it’s amazing!’ :)

Hey here's new voice from Ethiopia

My ideal guest is young group friends who stay here for a long time, they are so unique, crazy and the staff felt that the big families were made with a large number of members and they come to donate for those in need, they gathered and ate together breakfast, compromised some problems, friends for staff, adapted the environment easily and finally reward staffs at the end of their stay. So how can we tell them as guests, they are a family here. That is why they are our Ideal guest.

My Ideal Guest is one pays on time with a credit card that doesn't go boing! Arrives with in my checkin time, is not too demanding. Who raves about everything at the lodge and their room, loves my staff our food and my guide for activities and books a load of them. Drinks plenty from our bar and doesn't sneak in their own tipple and cries when they leave. Yes we have had some that have been so sad to leave they have cried!!

Greece is opening again and my ideal guest just informed me that she’s planning in visiting us...
