How often do you replace the linen on annual basis?

    well ... link with the country the percentage of bad guest will be lower or higher ... in our case the towels are grey (we consider that was a good idea in case of stains) and they look nice in the rooms as well. It is also quite a trend color for that.

    Lisa4training  and others - the problem with coloured bedding is the same as with coloured towels - one lady with dyed hair which has not been fully dried after she has had her shower before heading to bed and the pillow cases/duvet cover etc will get bleach marks.

    We used to have coloured towels to fit with the colours in the rooms - on one occasion I had two full hand-prints on the coloured towel where the customer had used it to dry her bleached dyed hair.  So now white only towels and we just take that risk with the bedding...

    Careless careless guests what can you do?
    When my guests arrive I welcome them with a big smile letting them very politely understand that this is my home and they have to respect it. I cross my fingers and hope....

    sry but I strongly do not see the advantage of white towel ... even more with bleached dyed hair or things like that ... as an example many hairdresser use gray and black towels for this purpose ...

    For a room black towels would have been to dark ... this is why we decided gray.

    On my side I use candelas and pray to avoid a fire that burns the property ... or maybe it maybe my luck if they gave me the money of the police insurance ...

    And talking about risks with the bedsheet what do you do when a guest write with a pen on them (also happen to us once) and even by asking a security deposit only notice when he was gone and gave him the desposit back... As you may understand we check rafly the room and then start the cleaning and when we started to remove the bedsheet to put them in the washing machine notice that the guest did a line with his blue pen...

    Ink easily disappears if you soak first in milk and then wash. Try it.

    yes, ink is easy to remove (if normal pen and not the unremovable one) in the same way that blood is also easy to be remove ;-)

    I do not love Spain but also have unforgettable moments (1.like when you get attack by unknow ppl in the street over the night, 2. police stole your bike, 3. inland revenue give you a fine bcs you did not send your tax sheet via the webpage as their server was down so you gave the sheet in hand in their office and in time ... but by law is not allowed ..., 4. ppl destroying your flat and even if you see it you cannot do anything and have to wait 6 month or more for the judge to write the sentence and finaly been able to get back the flat fully destroy when it was given in perfect conditions, 5. have to fight daily with his administration, laws, non sense norms ...6. beeing guilty of defending my life against 3 asaltant because in my defense one got a cut with his own earring by pushing them back 7. 8. 9 ... I could write a book but no one will read it)

    I am happy to see that we both have unforgettable moments in Spain.

    And I forgot to tell a detail. We are a Service apartment (guest house) so our target customer are workers ... (but due to unemployment rate and so on we cannot reach our goals and get more tourist than workers). This do not means that we do not get workers by the way but in a service apartment rooms are done on a 3 - 4 night basis (cleaning the flat, change towels and bedsheets).

    And as some workers are more on a maintenance or things like that (dirty jobs) and no white shirts ... some of them when they clean their hands clean half in the sink and other half in the towel ... so after day 1 or 2 the towel may look awful if it was white ...

    I do not want to sound like we do not clean of course but hope you can catch the sense of this comment.

    When we get a booking for a week (7 days) or more we change the sheets/pillows/towels every five days, it is good for the guest and gives us an opportunity to see that everything is fine in the apartment.If a guest stays for 3 nights and wants a change of linen we say NO !!... We had a husband and his wife from the Middle East a few months ago for 7 days and he wanted the linen changed daily, we agreed and charged him an extra $80 per day, he said thank you and liked new sheets/towels daily..it was unusual but worked out well in the end.

    "It is good for the guest and gives us an opportunity to see that everything is fine in the apartment"  thats a very good idea and I  will try to follow your suggestion but I hate doing beds....

    Hi  "M".it was only a one off but yes, its a good idea to see the apartment and it worked well....Normally if anyone asks for a mid clean..say four nights and STLL want a linen change we  we will charge $60.00  ( it happens sometimes but not that much, we normally have guests for 3/5 days or Minimum 2 days..over the Xmas period min 7 days.

    on our side we change it every 3 or 4 nights (twice a week). Obviously we prefer stays of 3 or 4 night but as we are on the Camino de Santiago (peregrins) decided to accept also 1 night stay even if they require the same work (task) than 2, 3 or 4 nights... Obviously in between each host the beds are change. As the appartment is in town we also host people for 1 or 2 week or even got 7 weeks for workers that come to do a specialized job in the area. we also would like to charge a daily extra of 80 USD for the bed change ;-P. Unluncky us the guests here (Spain) will show us their teeth if we ask that amount ;-(
