What are the best facilities for a 3-star apartment?

Hello.

We are renting big apartment in Croatia. This is two season that we are in this job. We have a lot of requests which are almost funny. Most of them have unrealistic demands. They think when they pay accomodation they have an option to demand everything. Does anyone know is the most important equipment to have a satified guests?

It really depands of what you offer, what is the price range, which guests are you targeting..

In my Apartment:
- Sheets, linen, towels, toilet paper, soap included. ADDITIONAL linen, towels etc.. are not included in the rate.
- Kitchen (kitchenware, kettle, some cleaning products)
- Nintendo
- Cable TV / Flat screen
....

What are those unrealistic demands?
I usually tell the guest, that what our apartment offers is everything listed in the description (facilites / amenities).

Hi Pibomarco,

Thanks a lot for your respond. We are also offering a equipment what you said. They have everything they need for 2 days to spent in apartment without any shortage of products. They are demanding a climate system which we don't have.

Guests see on our profile that we are 3-star apartment and that we don't offer climate system but they're demanding. We are offering more than 120m2 and I think that lower price is not profitable for us. One of the unrealistic demands was that guests wants a pool because, they think, the standards in our area are swimming pool. We set on the profile equipment which we really have.I think that we are offering a lot for price which we set on Booking,com system.

Lot of guests see on our profile what we offer in our apartment but they make a lot of questions which are answered on our profile.

I was also asked before if we have pool, or AC.. Just tell them that everything is listed in the description. Some guests don't know how to read. :)

Thanks a lot for respond. I tell them that everything is listed on our profile page on Booking.com, but guests have a lot of requests and questions. That's true. Some guests don't know how to be well informed nad use informations form the profile page or they don't want to get some informations they need.

However, thank you so much for your advise and conversation which was very helpful.

It doesn't matter what you have the guest will always demand more.

My holiday house has everything. AC, pool, flat screen TV etc. etc , but I still get complaints such as , why no free drunks,? no pre-heating for the pool, no full time servants, and so on even though our rates are rock bottom. A lot of guests demand 5 star treatment with 1 star accommodation. It is the nature of things.

I also noticed that "cheap" guests are the most demanding.. Raise the rates.. you will receive guests that are less stressed about their budget, are more easy going and less demanding. :)

Hi Joey I've also tested what I would want to make guests feel comfortable. I've also tested it with family and friends. I have had many 10 out of 10 and then one gets a guest or two who gives one a 7.5 or 5 which totally affects one's rating. We have been having a severe drought problem in our city which has affected all our guest houses. And now that the problem is not so severe we are still not getting as many bookings as in the past. I also don't know what a 3 star rating means. As we are a self contained cottage we don't serve breakfast. Do you?

Different people, different perspectives.. you can not please them all also if you would have "10" stars.

I think generaly this is a good explanation for a three star:
"Accommodation is deemed "very good". More spacious public areas and higher quality facilities and a greater variety of services."

4 stars and above are usually hotels.

Is a garden and a pool a spacious public area and what are higher quality facilities and a greater variety of services? Does 3 stars require a spa?

Let me re-phrase. Three star = "very" good or just good.

Regarding the facilites / amenities are clearly written in the property description. Beleive me nobody really knows what exactly they can expect for a three star based on a facilites / service etc. Basicly from a three star it is expected not to be a "***".

I think just a good room with really comfortable bed, nice and clean bathroom. With good breakfast service. This are the main important thing.

You may send to a guest a separate letter describing your services and facilites / amenities And make a note that all this information is available on the Booking.com website.

In the modern trends of travelers they are usually looking for that great experience. It doesn’t have to be things that they should get, it’s a great service. I am having a 2 star hostel accomodation but I and my team is always up in giving a 5 star hotel service.

I gather people on my amenity area during the night. It could either be that we have free movie nights or pop corn night or maybe drinking nights or just purely playing games. I make sure we socialize and get to know our guests.

I presume all guests have read what they are getting when they booked. Coz everything is there, if in case they were not able to read it I will show it to them as a reminder. But of course we communicate it in a nice way.

There was a client who was complaining I don’t have an aircon or something - I just said actually what you booked is a fan room if you want we have aircon room available at a higher price. You get what you pay for. And yeah it sucks with this type of client. Having the low budget but expecting for a 5 star hotel accomodation. I think it comes with their attitude. ?

Our apartments are not cheap and guests can stay up to 2 weeks so we look at little extras like board games (monopoly) and cars like Uno go a long way as do really nice books.

We are also looking at doing some in-house dining this winter where we would deliver food cooked in our kitchen straight to them further increase our revenues. Will be interesting to see how that goes :)
