self checkin vs payment of deposits for rental quality apartment / post checkout claims?

As mentioned in an earlier post we own a 2bedroom seafront apartment in Malta which when we are not renting we spend a lot of time there - it is well equipped and furnished to a pretty decent good standard.

In view of this we request a deposit for damages (eur150 cash on checkin) and as a result cannot do self checkin/checkout

 

What do other apartment owners do? 

My experience on the deposit is it does help as a bit of a deterrent however when ever I am travelling and booked apartments, we have never really be charged a deposit?!

Are you able to make a claim post checkout with booking.com or private insurance?

I am interested in this answer too! I have no way to collect a cash damage deposit for our property with self check-in. Other platforms handle this, and although I've never had a claim, not having this in place is too much risk for us. I have some booking.com reservations with no deposit coming up that I will need to honor, but am going to need to drop this platform unless I hear a way handle. Thanks for any insights!
