New property

Hello y'll,

I recently listed my property with booking.com, but so far people just book and never show up since a credit card is no need it to reserve. I have my property list it with other sites too, but the issue is that if a guest book with b.com then my calendar get all screw up. I end up losing money because the guests from the other sites cant't book due to the calendar been block by b.com. It's frustrating. Can somebody give me advice on your experiences? What do you suggest I should do? B.com said that I need to build a good relationship with them before they can trust me with credit card information for each guest. Why? I have a 5 stars rating with the other sites, isn't that enough?

Dear Suleika Arredondo,

So you're saying that BDC refuses you to set up Credit Card payments in the extranet?

I didn't think it was possible to deny this to any hotelier.

You should be able to set it up in the extranet under Property - Policies.

Have you tried that?

Yep, that is exactly what I am saying. I cannot use the pre-authorization references yet because I am new. So they said.

I was faced that same incedent twice within one week.im also expecting a soliution regarding this matter.

Please keep me posted. They told me that nope, they will not give me permission to charge the guests for bookings or cancelations until I have good reviews with them.

How I can achieve that since the guests can book or cancel without any penalties? Let's see what will happen, maybe a guest will actually show up one day. (-:

Weird, because when I joined, I didn't have this issue.

Anyway, give it time, I guess after 5-10 reviews it should be fine (according to what you explained).

You should be able to set it up under Policies for credit card information.

@Barbicangirl, it doesn't let let me use this option. It is frustrating, people just keep booking and no showing up. They don't have anything to loose.

This is why I'm offering solutions for small properties, as I have a master account with BDC and I'm franchising my brand to people who are ready to have a more professional business and solutions.

All properties who go under my brand get full access to all benefits and payment solutions.

Since I've updated my business operations, I've had only 2 cancellations which happened to occur cancellation costs, both were charged without hassles.

My answer is you need to be one step ahead of them and that comes through experience. I just joined but if it happens to me they will pay based on my settings that I am allowed to use. I have a moderate cancellation policy in place but there is a strict cancellation policy that can be used as well. Go into all your settings and set them to benefit you and not the guests since you are the one who stand to loose. Every time I get burned, I learn a lesson and use that lesson against them so it will not happen again. I leave very little wiggle room for them to use my time and money.

My exact worry as I had my first booking a no show and didn't cancel and now two more bookings and I cannot charge a 50% deposit and other sites can't book either so I am worried and will need to cancel with Booking.com if this continues.

@info, what I did was not to merge the calendar with booking and other sites that I use to rent my property.

I changed the minimum days to 5 and max to 15. When a guest book with the other site, I'll go to booking and block the days that are not available. This way, I found myself no loosing money because of the stupid setup booking has.

@Delarosqa3, your property might need to be approve first. When this is done, booking.com will send you an email to let you know that your property has been approved. You can also call their customer service phone number if you have any issues or questions..

Hello All

Our Lodge (Chara Lakeside Lodge) is in Wilderness, South Africa, apparently in the "hub". We have been open for three months now and not one booking. I approached BDC and they suggested a "flash deal" which would move our site to the front page (I couldn't even find my page). After a week I contacted BDC to say I still don't see our listing. They promised to call back the same day, which didn't happen. I have been very busy on face book which is also very new to me, but am desperate for some bookings.

@Chara, I am sorry for the late response. Your place is lovely. Keep calling them and hopefully they will have somebody with an interest to spend the time with you to help you.

You can also list your place with airbnb, Expedia and Home-away. They are all good sources if BDC doesn't get back to you.
