    Not sure about your BDC performance but it will improve your general internet performance.

     

    You will need to post regularly and keep it interesting, if you have plenty to post about then a benefit should be felt, if you have little to say/post then it'll probably be just be a we're-here-too type of thing.

    If you are after the younger sector you will need Instagram as well.

    To improve property performance on BDC (search ranking) would be choosing a higher % commission. 
    I beleive social network does not affect the performance of your property on BDC.

    Higher % commission didn't world. I hace tries everything but do not know why, search ranking os getting worst everyday. Last year my position was mucho better, even I has worst revise score, now I hace 95... I ha e amenities, flexible este plans, competitivo proceso, better number than área average. ... But my tendence is lower performance and lower visibility..

    And I am trying yo understand why. Everyday I hace a look on the Bdc web, which properties are Up in the Page, which are getting bookings.... Not a clue..

    Maybe antes Airbnb longterm (17 days) Booking affected Bdc algoritmos ???

    That somehow they punish your listing if you work with other apps....

    They don't punish you for working with someone else. You can't connect your social networks directly to Booking. Social networks can influence the guest on Booking to book.

    Create business pages on Facebook and name it with exact title of your Booking listing. Get listed on Google my business, it's powerful tool.

    Mucho this mucho that... No exact numbers or stats and other property info.. We can all just take guesses.

    Overall I think the most important is your sales performance. If you sell more through AirBnB or other channels it might impact your overall performance (ranking) ect..

    Correct. And in addition to that do you know what's the sales performance of those properties on top search results? If they pay huge commission for it, they might be making little money....giving them almost all to "big brother"

    At my town, almost nobody boost with extra commissions. The fact is that there is a property close to mine: very bad performance, almost never booked, not pricing update, they do nothing and their listing is quite up.... wonder they only sell during summer vacations and make good numbers and booking treat them as they were one top listing, even if they are awful... why does not Bdc take in consideration last 90 days performance?? their result would be = 0 !!!

    there are businesses with managing hundred of listings I have some of them above and some not.. and it is ok. The fact is that I have one year experience and my numbers today are much worst than last year but don't know why.. 27 reviews and 9,5 score, 100% property details fulled, 100% quickly replies, better numbers than average área in all positions.. only bad thing is cancellation percentage, very high 45%.. may it be the reason?

    Pibomarco, I think sales performance influences of course, but at the same time this is the result, not the tool... don't you think

    And what is your ranking position?
    It does influence, because Booking.com would preffer that you sell more rooms through their site then the other ones. 
    For example at expedia I have bad ranking performance because my rates are higher comparing to BDC. They have the tools to recognize that. 

    For example I have two properties.

    First property on BDC since 2009, 9,3 score, 550 reviews, no free cancelation, performance score 40% for preffered program

     

    Second property: on BDC since 2016, 9,4 score, 250 reviews, no free cancelation, performance score 20% for preffered program

    In 2019 I have lost around 100 positions!!! las year I was about 50th of 550 listings during last week I have seen situation is going not with that bad tendence, bad still really worried because search results last year were thousands and now hundreds...

    There are some listings I know pretty well because I have a look on them almost everyday. This one I am talking about, has only reviews from Summer ti me and for months they have not even a Booking, just last week they has one...for Summer I suppose... I am bit crazy, maybe...
    The thing is they have good number, sthatistics but for two months performance, I can't believe Bdc algorithm is so stupid that doesn't update sthatistics according to las months... But unfortunately It looks like It is so....

    They are 20th listing from 200... Just because they get booked un Summer when proceso are high.... But from october to may, noone is Booking them, just because they are maintaining Summer prices during the whole year. I am updating my listing everyday, trying yo attrack guests, promoting with extra commission, getting booked at a competitive low price... So Booking thinks they are performance better, bit talking in consideración number of nights booked during the year for example... It is crazy idiot

    I think you need to calm down though.
    Secondly I don't find your statistic that bad based on that you have only 27 reviews, and there are 630 properties listed in your area. Also one year being on BDC is not a lot. 
    How they are 20th out off 200, if you are 316th out of 630?
    You can also contact booking support for tips how to improve your overall ranking.

    When I say they are 20th from 200, I mean that on a regular search on Bdc their listing is around 20th position from about 200, more or less. middle-up of first page. And I am up on the second page (after 40th..)

    Maybe we have 630 rooms in our market, but many are hotels, hostels... and when you are looking for an stay, their listing appears only once of course, even if they have 40 rooms each..

    Even it says we are 630 properties, I don't know exactly what does it refer to.

    Maybe you are Wright, data are not that bad, what makes me nervous is that I don't find a reason for seing my performance getting lower everyday.. Maybe statistics are not that bad, but it is real that, I should have better positioning than last year and I don't...

    It means that in your area there are total 630 properties (not rooms) listed on BDC. So you need to "compete" with those properties. 

    Take into consideration that it is a low season, where there are less potential guests but many properties available and that is also why the performance could be lower.

    I don't have a good advice.. I think you just need little more time, do your best, maybe try also to reduce cancelation policy and rates..

    Also it could be the reason if you sell a lot on AirBnB or any other channel. Specially if you don't have that many units to sell.
