We only offer a minimum of two days as the price we charge (around £70 per night) doesn't make sense for a one day stay once the changeover costs are taken into consideration. I would be happy to do a higher priced 'premium' of say £100 per night for a single night's occupancy during the winter months, but cannot work out how to do this on the calendar. Any help appreciated! Thanks.

to my knowledge there is no way to do that because they do not have a "maximum stay" limit which is available at Expedia. With Expedia you could do a new room type and set the maximum stay to 1 night and it would work I think. So the only way is to submit this idea to booking.com and wait to see if they do something about it. Maybe the best way would be to talk to your booking.com account manager. I think it is a good idea and it should be promoted, it would help a lot of hotels. Problem is that I am not sure that booking.com would want to promote this as it might be against there own interest. In any case if you get something it will be good for all of us.

I am still not sure if an £80 offer for a single night is worth the extra hassle as we do a lot to get the hut looking the part. It has a wood burner to clean out (and more wood to supply as well) and a kitchenette with a hob, and the shower and toilet have to be spotless as well. I have timed the quickest I can do this down to one hour but there is ironing of sheets and duvet and refilling of consumables such as fresh coffee, tea, milk and biscuits on top of all that. So more time for the prep and costs too.
It's a lot for one day. That's why we changed to two day minimums.
I'd be very interested to know of other people's results when offering a single night occupancy and what premium they can justify!

Sharonpowney offered a good option. But you can also login with your app or desktop and in Calendar just change min stay to 1 night for those gaps and set higher price. I suppose you have like few gaps during a month so it will take you 10-15min per month to login to extranet and change min night stay and price in calendar.
But I would say if you are doing alright and you are happy with your occupancy % when don't do these 1 night stays. Just rise your regular price by few £ and at the end of the month you will earn a little more but will have these 1 night gaps free when you will be able to clean everything without stress :)

Lots of good tips! Thanks. We also find one night stays less rewarding. Mostly because we don't get to know our guests and they don't get to enjoy the facilities and area. They also often arrive late and leave early (which can disturb other guests). Longer stay guests become more like friends! We will try some of the ideas provided.

My situation is a little different ( I think). I have a 4 bedroomed house which sleeps 12. I have a full summer (min 7 nights) but outside of this period bookings are sporadic. We do have some 1,2,3 nights outside of the peak season and would like to make this more appealing. For instance, I let the whole house for 12 people, but I can also shut off bedrooms that are not being used, thus saving linen, towel usage. I live in the countryside in France and get guests from French cities wanting a long weekend, or 1 night etc .It's just getting the system correct to allow for all possible options. I'm taking all the comments on board, thanks :)

Creating a new rate can be done very easily.
1. Go to "Calendar & Pricing" tab. Here in the upper-right corner click on a Settings wheel. Select "Switch to list view"
2. Go to "Rates and Availability" tab. This is a tab, that You have now instead of "Calendar & Pricing". Go to "Rate plans".
3. Click on "Add new rate plan"
4. Fill all the fields here, save the changes
5. Go to "Rates and Availability" - "Calendar"
Click on the Rate names ("Standard Rate" and Your newly-created rate name "..." ) to see the restrictions, prices and set them up.
Minimum stay through for the Standsrd rate shoud be as "2".
Minimum stay for Your new rate should look as empty boxes.
6. Go to "Rates and Availability" - "Open/Close rooms". Use this tool to close the new rate for the dates You do not want to offer it. Please, check the changes in the Calendar.
You have to keep Your Calendar in the list View if You want to keep both rates. You will be able to switch back to the Monthly view only if You delete the second rate.

I agree with Houda's suggestion of adding a one time cleaning fee. You can always cancel it for longer stays, and it doesn't inflate your advertised nightly rate. Maybe make it a little less than what you were thinking of charging since you can be spreading out that income onto the multiple night guests also. I found the cleaning fee option under Policies / Additional fees and charges

Have a look at your Analytics it will give you an idea of your reservations. I find the one nighter actually give the lower review and actually give you more work. I love the guests that stay a few days
A single night supplement under policies or push a promotion to stay 2 nights.
50% of my business are one nighters which is hard going when you are a solo business

Two days minimum all the way - apart from the profit loss, most of the problem people are one nighters when you read the forums and facebook groups for hosts. Obviously 1 night stays may be central to the business depending on your location (near an airport for example) so as nearly everything else discussed here, its horses for courses, not one size fits all.

For 8 years we provide individual room private room thus min 1 nite stay is acceptable.
When we newly open an entire house for min 1 nite stay, the pro and cons:
con- its tiring as you need to clean up entire place inclusive of kitchen and garden
pro- guest normally don't have the time to explore entire place thus property not too messy and less intensive cleaning. Just a vacuum, mop and wipe is sufficient. -
It depends what kind of property you have. But I agree with Guesthousejohor.
I have 2 rooms apartment, I allow 1 night stay and if I get family of 4 persons staying for one night I get very good nightly price and I am happy cleaning after them. If only 2 persons stay so I get less money and it's not so nice to have 1 night stays :)

Hi, we have been really interested to read your comments. We have also been trying to change our one night bookings.
We also joined Genius but no longer wish to be part of that price reduction program. We can't see how to get out of it. Guests are continuing to book with Genius and get a reduction that we don't want to offer.

It may vary depending on country/location but try going to the Property tab, to Policies, and then scroll down until you see Genius Freebies and click the 'edit' box. I don't see an option to give discounted rates there but the options seem to vary user to user. But maybe the discounted rate reservations have nothing to do with Genius but something to do with your pricing settings?? Good luck; it's a steep learning curve and I'm still pedaling hard...
