Hi! Definitely do not cancel their reservation. That can be ground for discrimination. It's good you informed them in detail about potential obstacles . Thus you are covered. Hope all will be ok!
Hi Leany. Thank you for suggestion but since the competition is growing madly it's impossible to rise price. I'm considering option of geting out as well. Hope it will go better for your place...
At my opinion for a small enterpreneur with only one apartment to rent even Existing Prefered partner program is too much. Commission is 18% + Genius discount 10% and I actualy remain without 28% of the earnings. It might be usefull for biger properties or hotels.
Yes Angela, I agree with you. although its only a start. Prompt reaction and fixing a problem is a key. It's important to let ourselves dream a bit about how we would like to be indulged and apply that to our guest.
I like to by some nice dishes (in sets), vine glasses,lovely standing lamp in the livingroom etc. That can help to create pleasant atmosphere in the evening, some candelstick etc. Honestly this usualy does not pass unnoticed by the guests and reflects in the reviw comments.
I think that Booking.com should encuradge guests who are leaving the review to add a comment as well, because explanation and arguments, expecialy for bad marks, is crutial for the Host. Thus we can understand what was actually wrong and put some effort in correcting it.
I have tried only 100%cash option, than 30% Advance payment on the account and 70% in cash uppon arrval, and has finaly landed on Collecting Payment by Booking.com.
This is realy relaxing way because all concerns regarding creditcards are on the side of Booking and they perfotm this really well.They Compensate the amount of Commission so I dont have a bank transfer expence which is 10EUR at my place (Croatia).. Its true that you receive money with delay, comparing with cash payment, but its worth the pain.

Sorry late reply, but belive me, justified delay. Before starting, think of the property you are going to invest in for this bussiness, of it's size, tipe, and most of all - LOCATION.
My experiance shaws that several factors has major influence on guest perception of your delivering service exelence:
1. first contact thrugh reservation proces (prompt response and explantion of any unclear metter, wellcome letter with location instruction and gethering information of exact time of arrival)
2. cleanliness of the place, bedings, towels etc..
3. well equiped bathroom, kiving room, bedroom and kitchen with all amenities,,,,
4, neat, friendly and helpfull owner and staff (knowing a lenguage is big plus and is worth investing in a long run.)
5 guests like the feeling of appreciation, (like water, milk, juice or some fruit in the fridge, oil and vinegar, sugar coffe and tea in the kitchen), a small token like bookmark, fridge magnet or any other local souvenir will go long way. This things make them feel home away of home.(If I were a guest Id appreciate that too)
May be it's a good idea to look at your place from the guests point of view, Than you can notice what they might missing.
