Booking.com help

Promotions, Visability booster, Genius, PPP,  etc. I try to follow everything, but bookings are still very low especially in the last two months.

I would like to be a better host.  Can Booking.com  help me  be a better host in all ways?

All that you mentioned are marketing tricks that have nothing to do with being a better host.

Have you tried to analyze your situation? Too high price? Low season in your area? And what do you consider "bookings too low".. May be that's normal for your place..

Katerinka12 thank your for your comments. My prices are as low as possible but surely the season in my area is low. Katerinka no bookings for the last two months, so I just wait and pray. Dont believe it!!! Right now I got a booking for 4 nights. So you are my lucky charm.

No bookings for the past 2 months? Something is not right. That's Booking. They normally bring the majority of clients. Unless you are with Airbnb as well.

What do you think might be the problem?

Yes I first started with AirBnB but is this a problem? I mostly think it’s a low season after summer holidays and perhaps my location.

Location is number one, of course. Advertising on different sites is also very helpful. Be it an Airbnb or Facebook or local tourist board.

Lowering the prices might also help, but since I don't know your place, I am not sure if that's good for you.

Everything that you have mentioned such as Promotions are marketing catch. They make your property more visible.

Visibility booster brings you higher on search results. Did you try to see your property performance in search as you are a client? That means using different gadget, IP and account?

Katerinka I’ve tried everything. When guests come to my property can’t believe how nice and cosy the Studio is. As you said location is number one but that can’t be changed.
My property performance is 70 so that’s ok I guess. I also tried to search as a guest and most of the times my property is in the top five in Oropos.
Oropos is in the suburbs of Athens so the question is who knows Oropos? I think that’s also a problem.

I have just tried to look for any property in Oropos. Booking doesn't have it as city/place name.

If you go to the filter on the left, you will see there is no Oropos.

I would suggest you write to them to put Oropos as district of Athens.

By the way your competitors use Oropos in their title of the listing. You might consider to do the same. In that case you will be searchable on Google as well.

You probably are right but when I do the search from a different device I find it perhaps since I am in Greece.
Thankfully I also use Oropos in my title. I have requested it from Booking.com to do it.

I send the message about adding Oropos as a district to Athens to Booking.com. I will let you know as soon as I have their response. Please try again Oropos and let me know if you find it. I have also asked my cousin in Canada to search for my property. Thanks and goodnight.

I mean how and where did you get this number - 70?

If thats just score on Booking, it has nothing to do with real life. Or did you mean occupancy rate?

If I search "Oropos Greece" Google ranks TripAdvisor higher than Booking. May be you can add your place there as well?

As for Booking position in Google, it offers Six-Bedroom Holiday Home in Oropos.

By the way why your place is called "Studio"? As for me, studio means something smaller than 1 bedroom, it might keep away your potential clients to click on the listing.

If I click on Oropos, I can see 62 properties found for Oct31-Nov1. I do not see you at all. If your place was fully booked on those dates, you should still show your place by making it visible with 0 rooms available.

I asked my current guest how did he find me in booking and he told me that he searched for a place near Athens, close to a beach with view and a quite place for relaxing and amongst others he picked my place. He also liked my reviews.
